This villa is among the most architecturally and historically significant buildings in the region.
It was constructed between 1909 and 1910 according to the designs of architect Hans Prutscher and uniquely combines elements of Secessionism and Neoclassicism. Particularly distinctive are the decorative caryatids on the mansard roof, which give the villa its unmistakable appearance.

The property comprises a plot area of 2,842 m². The total usable area of 725 m² is distributed over four floors and includes approx. 650 m² of living space, 40 m² of terrace and loggia areas, and 30 m² of ancillary spaces (garage, wine cellar, storage rooms).

Since 2003, the villa has been listed as a protected monument, officially confirming its cultural and artistic significance. Despite its modern spatial concept—each floor is designed as an equally functional and self-contained unit—the villa conveys a sense of timeless elegance through its symmetry and architectural design.

Special features of Villa Meran include:

Prime location in Weidling, one of the most beautiful municipalities in the Vienna Woods

Idyllic, tranquil green setting with low-density surrounding development

Southeast-facing orientation with panoramic views over the Weidling Valley to the Sophienalpe

100% vacant possession and attractive development potential

Architecturally unique landmark with strong artistic expression

Prestigious fittings: historic staircase with Secessionist tiles, luxurious Belle Époque bathrooms, original construction and furniture details

Generous Italian-style garden with pergolas, sculptures, grotto installation, and decorative elements by Wienerberger

Excellent infrastructure and optimal transport connections to Vienna (car, bus, city taxi, rail)

Lower Ground Floor – Unit 1 (162 m² plus garden)

The lower ground floor offers a truly special atmosphere. It houses the so-called “Bauernstube”, a rare and remarkably preserved gem of Reform-style and Heimatstil architecture from the 1910s.

Original furnishings with Secessionist interpretations of Biedermeier elements (including a grandfather clock, window fittings, and a historic entrance door dating from around 1810–1820)

Unique ensemble of furniture with tile inlays, a game table, and seating pieces

Direct access to the garden; ideal for use as a representative residential unit or studio

Raised Ground Floor – Unit 2 (185 m² plus garden)

The raised ground floor embodies classic elegance:

Generous layout with prestigious reception rooms

Refined tilework in the staircase and entrance halls, designed as functional distribution areas

Each floor features a luxurious bathroom with a masonry bathtub, WC, and bidet, fitted with vibrant artist-designed tiles

Direct access to the garden, making this level particularly attractive for families

First Floor – Unit 3 (161 m² plus 24 m² terrace & loggia)

The first floor offers light-filled rooms with magnificent long-distance views:

Floral Secessionist decorative flooring in the central distribution hall, inspired by the Wagner School circa 1897

Palmette tiles based on Roman models, enhancing the living spaces and creating a refined, noble atmosphere

Spacious southeast-facing terrace and loggia with views over the Weidling Valley to the Sophienalpe

An ideal level for representative living with historic flair

Second Floor – Unit 4 (142 m² plus 214 m² terrace & loggia)

The top floor is designed in the style of late Baroque hipped roofs, allowing for the creation of an additional full storey without disturbing the building’s proportions.

Attractive roof structure with expansive outdoor areas: 214 m² of terraces and loggias

Loggias of the central risalit offer incomparable panoramic views over the valley

Elegant living spaces with original tiled floors and a distinctly representative character

Ideal for exclusive penthouse-style living

The adjacent building plot (zoning class I + II, detached or semi-detached development, up to two residential units) with an area of approx. 1,124 m² is included in the total purchase price.

An additional approx. 4,100 m² of green land (including a former servants’ house) may be acquired optionally. This area would allow for the construction of a modern building with a usable area of approx. 500 m², ideally suited for commercial purposes or as a guest house.

LOCATION

The villa is located in Weidling, a district of Klosterneuburg and one of the most charming communities in the Vienna Woods. Nestled between Buchberg and Hermannskogel, the property enjoys a peaceful green setting with low-density development and unobstructed views across the Weidling Valley to the Sophienalpe.

The location combines the best of nature and city life: hiking trails, vineyards, and traditional wine taverns are in the immediate vicinity, while Vienna’s city center can be reached within minutes by car or public transport. Klosterneuburg itself offers excellent infrastructure, including schools, medical facilities, shopping options, and a rich cultural program.
